Construction is set to begin in June 2026, supported by an additional $27.8 million equity commitment, bringing total approved equity to $110.7 million. Phase 1 servicing is substantially complete, earthworks are underway, and the first phase remains on track for Q4 2028 completion.


Concorde Corporate Centre, North York
Final zoning approval was secured in April 2026, crystallizing density for approximately 4,000 homes across eight towers. With zoning complete, the team is advancing the Phase 1 Site Plan application, with potential to accelerate the 1-3 Concorde block following Home Depot’s anticipated 2029 lease non-renewal.

Fengate continues to advance a disciplined and flexible development financing strategy that supports the progression of our growing pipeline across residential, seniors housing and industrial projects. By leveraging a mix of government-supported lending programs, insured construction financing and conventional syndicated facilities, the team is creating capital-efficient solutions that help reduce equity requirements, enhance project-level returns and provide greater certainty as projects move from entitlement and pre-construction into active development. This approach strengthens our ability to execute on high-quality opportunities in key markets while maintaining flexibility to respond to evolving market conditions and funding sources.

LiUNA and Fengate announce Toronto Rail Yards
On June 4, 2026, Fengate submitted its Official Plan and Zoning By-law Amendment Application for Toronto Rail Yards, a transformative new mixed-use community to be built above the active rail corridor between Bathurst Street and Spadina Avenue. Combining leading design, engineering and planning, Toronto Rail Yards reclaims underused air rights above a critical piece of rail infrastructure and represents a bold new chapter in transit-oriented city-building for Toronto.
Toronto Rail Yards is a LiUNA Pension Fund of Central and Eastern Canada ("LiUNA") project, built in partnership with Fengate, reflecting years of thoughtful planning, design and active coordination and engagement with community members, City stakeholders and Metrolinx.
Once complete, the project will deliver nearly 4,000 new homes, more than two acres of urban park space, 85,000 square metres of office space, two child-care centres and approximately 4,700 square metres of retail space. It will begin with a six-acre deck that is extended over the rail yard to maximize the public realm while connecting to GO Transit and the city’s broader transit network.
